What do we look for when inspecting a property for valuation?
We have a lot of customers asking us what do we look for when inspecting a property for valuation.
In a property valuation, finishes, fittings & fixtures will add value to the property. Thus when we are inspecting a property, we will take note on the followings:
- Finishes for the floor, wall and ceiling like the type of material used for the finishes.
- We will note the type of floor tiles used, e.g. ceramic tiles, homogeneous tiles, marble, granite or broken marble etc.
- We will note the type of wall and ceiling finishes, e.g. plaster and emulsion painted, rockstone finish and/or wallpaper etc.
- Fittings & fixtures such as wardrobes, cabinets, kitchen cabinets, air-conditioners, cornices, false ceilings, downlights and/or anything that is built-in.
In addition, we will take note on the condition of all finishes, fixtures and fittings as it will determine the amount of adjustments to be made to the property’s market value.
